Road Cut Through Hearing Summary
Winners and Losers as of Oct. 21, 2014
The results of the Cherokee County Board of Commissioners hearing of the petition to remove the road requirement and reduce the $250,000 donation towards a Priest Road Park, as seen by the webmaster in attendance at the hearing.
History: Residents in Centennial Lakes participated a few months ago in signing a petition in support of the Developers desire to eliminate the current county requirement to install a new road from the Flag Turnaround southeast to Woodstock Road, around the back of the Regent Subdivision. Just under 200 signatures were collected, confirming we don't want an additional cut through road, we don't want the additional traffic, noise, or speeders through our neighborhood.
Today: The Developer met with the Commissioners in a two hour work session prior to the official meeting. Compromises and concessions were made to the petition request during this session. At approximately 6:30 p.m. Mr. Don Hausfeld (The Declarant/Developer) was recognized by the Board and he gave a history of the County requirements for Centennial Lakes. He then presented the neighborhoods position, and current reasoning why the road is not prefered or needed, and new information about a county park about to break ground about 4 miles north of us called Patriots Park (Info to be posted on website a soon as received from the County by Mr. Hausfeld). The floor was then opened up to the public for comments. Two opposing views were presented by adjoining neighbors outside of CL. Six or seven persons from our neighborhood took their turn and voiced support to removing the road. It looked as if we had the upper hand and support we needed. Safety near the adjacent Park and Playground were also a big concern.
Bottom Line: As a result of the concessions made in the work session the new requirements voted on by the Commissioners resulted in the following. Depending on your point of view there were winners and losers on each side. 1. The right-of-way for the road will be deeded to the County. The County sees no need for the road at this time, but if needs dictate in the future the County will fund the road, rather than the Developer. 2. The Developer, now aware of the new Patriots Park, requested rather than reduce the $250,000 parks donation to $100,000 he will transfer the full $250,000 to the new park over the next two years.
After our portion of the hearing Mr. Hausfeld informally met most of the 14+ Centennial Lakes residents in attendance outside in the hallway. He thanked us for our support and recommitted himself to the community. He iterated his desire to rectify the deplorable condition of the Tennis Courts ASAP, and would pursue options available to set aside some common property for a future "Adults Only Swimming Pool", to be initiated and funded by the future homeowner controlled HOA.
Additional Followup From Developer: On Oct 22nd he clarified that as we get towards build out, 900+ units (1350+ voters), we will be a major voting force should we choose to be, and could request a relook at the road stipulation requirements through our District Commissioner (Mr. Scott Gordon as of 2014). In addition he pointed out that there is now a requirement for the County to notify the standing Centennial Lakes HOA at the time they are considering completing the connector roadway.
So perhaps it did not turn out the way we would have liked, but we were part of the process, change will be slower than it might have been, and the Developer took our concerns to heart.
