May 2016 Neighborhood HOA Advisory Committee Disbanded
The seven plus person committee set in place back in 2010 by the Landon Group Declarant was disbanded by the current Declarant, Turnstone Group, without prior notice or a show of appreciation for the many years the committee put on parties, helped advance clubhouse amenities, and served as the eyes and ears of the community interacting with Senrty Management Co. to make this a better community.
Thank you to all those who served on this committee.

March 6, 2014 HOA Pointe Meeting
The Townhome neighbors (The Pointe) had a HOA meeting with the Declarant, Mr. Don Hausfeld, and Sentry Management, Ms. Marisol Reyes at the Club House. About 20-25 were in attendance. Don reassured the community that he remains committed to this development and that the Townhomes are an integral part of Centennial Lakes and that they are financially sound now that he and his partners have a more direct controlling interest. Emphasis was placed on helping keep the Pointe safe by reporting appropriate issues to Police and not waiting on someone else to do it. In addition keeping Sentry Management timely apprised of issues and concerns will improve response. Home values are on the rise as are new Townhome sales prices. He also committed to put additional efforts toward easing some of the issues caused by construction.
Townhome owners have their own unique issues due to the nature of their home structure and the fact that they pay an additional fee (over and above the annual dues we all pay) for maintenance services. As a result, they have a right to expect special attention in some areas that they feel have been overlooked or not given sufficient attention. Mr. Hausfeld took a Q&A period and listened to all voices. Action items were noted and results promised.

November 14, 2013 HOA Town Hall Meeting
Meeting held at Cherokee County Administrative Building, 6:00 p.m. There were about 35-40 in attendance. Presiding was Mr. Don Hausfeld, Declarant & Developer, accompanied by Ms. Marisol Reyes, HOA Management representative along with other Sentry Management staff. Presentations were made by Mr, Hausfeld, Cherokee County Sheriff Lt. Jason Donley from local Precinct 19, and Centennial Lakes Webmaster, Mr. Charles Benson.
Project status indicates that we are financially sound and making good progress. Road top surfacing will resume in the Spring and should be complete for present built-out areas by the end of the year. The 2014 budget will see increased funding for more pine straw, entrance flowers, life guard service, HOA activity events, etc.
Neighborhood concerns were voiced by many present with action items taken by Mr. Hausfeld for later deliberation. Parking in the street was the number one issue, particularly in the Brookside neighborhood. Potential emergency vehicle delays and neighborhood deterioration were the comments.
It was confirmed there would be no increase in HOA dues for 2014, the majority of previous debt from the HOA will be forgiven, but a specific amount of $57,000.00 was identified to be repaid over time. The vision for the future, assuming continued house sales trends, is to clean up lake overgrowth near Heritage Lane, improve/renovate path lighting at the pool/tennis area, add additional stop signs (pending county approval) at Shaw Drive and Celebration Lane, and improve interaction with "The Pointe" town homes.
Home sales in 2012 were 41, sales to date for 2013 is 50 with a total of 369 homes sold. Drive through the neighborhood and you will see an additional 33 homes and 7 condos under construction. We are nearing the half way point through the project. Life is good in Centennial Lakes!
